Multifamily Meter Installation
Separate service and billing for each unit.
Splitting a single-family home into a legal duplex is one of the most common value-adds we see from investors, and it's more involved than dropping in a second panel. Each unit needs its own service, its own meter, and clean circuit separation so one tenant isn't paying for the other's furnace. We handle the whole scope: separate service entrances, individual panels, every circuit traced and reassigned to the right unit, and the utility coordination to set the second meter. Done right, so the rental is ready for tenants and free of utility disputes.

Common questions
Can any property be split?
Most can, but not all. It depends on the existing service capacity, how the building is laid out, and local zoning and utility rules. The electrical side is very doable; the bigger questions are usually whether the property is legally zoned as a multi-unit and whether the service can carry two units. We'll look at it and tell you what's realistic before you commit.
What happens to the existing panel?
Usually one unit keeps a panel and the second gets its own new panel, meter, and service, with every circuit traced and reassigned so nothing crosses between units. If the existing panel is old or undersized for the split, we'll recommend replacing it as part of the job rather than building new work on top of a weak point.
How long does utility coordination take?
The electrical work itself is typically two to three days, but setting a second meter runs on the utility's timeline, not ours. That can be a couple of weeks from application to meter set. We get the paperwork in early and keep it moving, and we give you a realistic timeline up front so it doesn't stall your project.
