We charge for the diagnostic, the time it takes to actually find the cause, and then quote the repair separately once we know what we're dealing with. You're paying for the answer, not a guess. We're upfront about the diagnostic cost before we start, and if the fix is quick we often handle it on the same visit.

What if it turns out to be something bigger?

Then you hear it from us before we do anything else. If a flickering light traces back to a failing panel or aluminum wiring that needs attention, we stop, explain what we found, and give you a recommendation and a number. We don't quietly expand the job or make the call for you on your dime.

Can you address issues flagged on an inspection report?

Yes. That's a lot of what we do, especially for buyers and sellers under deadline. Send us the report. We'll translate the electrical flags into plain English, tell you what genuinely needs to be fixed versus what's cosmetic, and quote the work so you can get back to the closing table.
